Tiffany Ranch contains 303.79 acres of which about 278 acres is irrigable. Irrigation water to the property is coming directly off the South Pine River Cannel through a 12' pipeline, for 4,900 feet. There is approximately 15,000 feet of 8 inch gated pipe set up to irrigate the pastures. There are no other water rights using this pipeline. There are several buildings on the property to include a shop, machine shed and several other out buildings. The working pens consist of 1,500 feet of continuous pipe fencing. A working shoot with a covered area for a squeeze shoot or scales is under construction. At this time the property has 110 V electrical service from LPEA. There are some old water lines and hydrants at the working shoot area but are not hooked up at this time. The property has been used for grazing and should carry 115 head of cattle.
